HOUSING FOR ELDERLY

The quality of life is closely linked to the quality of housing itself and at the same time it creates conditions for its improvement. Rental housing is no exception. The situation in the policy of rental housing in Slovakia has been a neglected topic for a very long time, which has grown into a national problem in recent decades after the fall of the iron Curtain in late 90´s. The lack of affordable rental apartments owned by the state has led to the monopoly of a private sector in recent years. The capital Bratislava is a clear example of this. We perceive the land on which the historic building of Csáky manor stands as an island of greenery in coherent development of family houses, on the edge of the city. The situation in the southern part of the park offers the possibility of an unconventional solution. We imagine the so-called "pavilion urbanism". 3 separate villas in the forest/park trying to approximate the original house of the butler and the surrounding development of family houses. The chessboard layout of the houses hierarchizes the territory and creates intermediate spaces that serve different functions - parking, garden, community area and a quiet area with a retention pond. The connection between the intermediate spaces and the houses themselves is ensured by a pedestrian communication that stretches freely from the entrance to the plot through the community area between the villas, to the quiet zone at its end. The gentle twist of the villas provides its residents with greater privacy, while also allowing a direct view into the treetops, which serve as natural shading.
